Oklahoma clay is hard on concrete

Central Oklahoma's clay soil swells when it's wet and shrinks when it dries out. Over a few seasons that movement, plus water running off roofs and downspouts, washes out or compacts the soil under a slab. The concrete is usually fine. It's the ground underneath that left.

Methods

Mudjacking, foam, or sand

All three work the same way: drill small holes, pump material under the slab to fill the voids, and lift it back to level. They differ in material, cost, and how long the fix lasts.

Concrete leveling FAQ

How long does leveling take?

Most residential jobs take a few hours. Foam cures quickly, so you can often use the slab the same day. Mudjacking may need longer before you drive on it. Your contractor will give you exact timing.

Will the holes show?

The holes are patched when the job is done. Foam uses holes about the size of a coin, while mudjacking uses larger ones, so the patches are more noticeable.

Does leveling fix the cause?

It fills the voids that let the slab sink. To keep it from happening again, ask about sealing joints and cracks and redirecting downspouts away from the slab.

Is this the same as foundation repair?

No. Leveling lifts flat slabs like driveways, sidewalks, and patios. If you see cracks in interior walls, sticking doors, or a sloping floor inside the house, mention it on the form so a contractor can tell you whether you need a foundation specialist.
